New Construction 2

Building a new home or commercial property in Colorado’s mountain towns requires a forward-thinking approach to roofing. Heavy snow loads, biting winds, and rapid weather changes mean each roof must be engineered for high-altitude conditions from day one. At Leo’s Roofing & Remodeling, we work closely with architects, builders, and property owners to deliver a final product that balances strength, style, and efficiency—all while adhering to local codes and safety standards.

Our new construction services go beyond simply installing shingles or metal panels. We help you select optimal materials—like specialized underlayment, robust ventilation systems, and weather-resistant barriers—to ensure maximum longevity in the tough mountain climate. Once construction begins, our hands-on team supervises each phase to guarantee top-notch workmanship and code compliance obtaining all necessary permits along the way.

Below is the step-by-step process we follow, integrating local expertise, mountain-tested methods, and precise attention to detail. The end result is a secure, visually appealing roof ready to face Summit County’s demanding environment.

1) Scope Preparation

Our crew starts by inspecting the roof deck for any imperfections or inconsistencies that could undermine the new system. If we find structural concerns or compromised decking, we’ll advise you so those corrections can be handled before continuing. This careful assessment ensures a stable foundation right from the start.

2) Underlayment Installation

After clearing the roof deck of dirt, nails, or staples, we install bituthene underlayment across the entire surface. This includes Grace Ice & Water Shield which offers robust protection against leaks, ice dams, and moisture intrusion—key considerations in snowy, high-altitude climates. By creating a smooth, well-sealed base we set the stage for your chosen roofing material to perform at its best.

3) Roof Penetrations

Next, we address all roof penetrations like PVC vents or flue cone jacks. We typically add new pipe flashings and reuse existing metal components if they’re still in good shape—resealing them with fresh caulk where necessary. If replacements are needed, we’ll let you know in advance, ensuring you stay fully informed about every aspect of your roof’s construction.

4) Metal Flashing Installation

Flashing is vital for redirecting water away from critical areas such as valleys, edges, and wall intersections. For new construction, we custom-fabricate:

- 24-gauge prefinished D-Style drip edge with a vertical face at all rake edges

- 24-gauge prefinished steel valleys in key drainage spots, sealed into the underlayment

- Prefinished steel step flashing at sidewalls

- Prefinished steel headwall flashing where the roof meets vertical structures

- Prefinished steel kicker flashings to guide water away from siding where roof lines terminate

These precise, custom-crafted metal flashings reinforce the roof’s ability to manage runoff and maintain long-term weather resistance.

5) Asphalt Shingles Roof Installation

If shingles are your material of choice, we install Owens Corning Asphalt Shingles in a color designed to harmonize with other architectural elements (like existing metal features, if part of the overall plan). Each shingle is placed over new underlayment, following manufacturer specifications for a UL Class A Fire Rating. We use 11-gauge galvanized nails typically penetrating about ¾" through the plywood, ensuring secure anchorage. Starter courses are aligned along the down-slope portion of the roof, and each shingle course follows a six-nail fastening pattern per NRCA guidelines—resulting in straight courses, concealed nail heads, and open valleys that showcase the newly installed metal. Finally, hip and ridge shingles are added to match the rest of the roof for a complete, cohesive look.

6) Project Closure

Before final wrap-up, we reinstall any existing heat tape removed for the roofing process. While we do our best to protect it, we can’t guarantee its functionality after reinstallation. We then thoroughly clear the job site of any debris—leaving your new construction project clean, safe, and ready for the next phase.
